WHY US?

Well, it’s quite simple. We take care of EVERYTHING.

We manage your online and offline booking, we have 24/7 guest reception, we take care of laundry, cleaning, we provide on-site maintenance, do accounting, pay your taxes, take professional photos and create a virtual reality tour, then we create the house listings and last but not least, we take care of the world-renowned Italian bureaucracy.

We started in 2013 and it took us 6 years to get to where we are now. We have 10 year-round staff members and a dozen seasonal employees. We can promise that our system can guarantee a higher volume of reservations than anyone else due to the amazing algorithm that we are very jealous about.

HOW MUCH DO YOUR SERVICES COST?

The right question is: “how much will I earn if I decide to let you manage my property?”. 

If we said we charge 15% commission, it would sound like a lot, right?  Our strength instead, is the annual percentage of occupancies that we can guarantee your property to have.  Therefore our commission is only based on the number of nights we can fill your property. The more you earn the happier we are as well. Any better?

On average we charge 30% of the net profit, but we will bring you enough bookings that it basically won’t cost you a dime. 

WHAT DO YOU NEED?

The house doesn’t have to be perfect, we’ll take care of its flaws. On your part, you will have to guarantee that your home meets our standards: compliant systems, no building abuses, usability…

If you meet the basic standards, all you need is to trust us to do what we do best. 

We will inform you of the minimum requirements (Wi-fi connection, cutlery…) and in one month or so, you will get a call from us letting you know your first guests are on their way.

WHAT DOCUMENTS ARE NEEDED?

To start this type of activity it is necessary to deposit a “SCIA” (a declaration of starting a new business venture) at the local Municipality.

The documents to be attached are:

– the contract between Triestevillas and the owner

– Planimetry of the house

– the cadastral certificate

– certificate of compliance for the electrical system

– certificate of compliance for the thermo-hydraulic system

– Energy Performance Certificate (A.P.E.) Only for long-term rentals and /or sale of the house through Triestevillas.

HOW MANY TAXES WILL I PAY?

The compensation you will receive from Triestevillas is net, the only tax you will have to pay is the “Cedolare Secca” (21%) that we are obliged to withhold and pay to the tax agency on your behalf.

WHAT ABOUT THE HOUSE UTILITIES?

All contracts will remain registered in the owner’s name, costs will be at his expense, but we’ll ensure that the usage by guests is normal.

WHAT KIND OF PROPERTIES DO YOU MANAGE?

For Short Term Rentals (both for Tourists and Businesses) we manage only high-end properties in Trieste and in Friuli Venezia Giulia. For “traditional” Long Term rentals and for Students we manage “normal” apartments which have to meet our basic (good) standards.

We personally follow every property, we get to know every inch of it in order to guarantee a flawless service to both you and the guests, no exceptions. 

HOW MUCH IS MY HOUSE WORTH?

By managing about 100 properties in Trieste, we have a vague idea of performances, but for an accurate estimate, an inspection on site is necessary.

If you want to know how much you can make with your property, send us an email with its details and some pictures. We can then schedule an appointment and take it from there. You always have options, whether you decide to use it for Vacation Rentals or on Medium or Long-term ones, we can help you figure out what is the best fit for you. 

HOW LONG DOES THE CONTRACT LAST?

Our standard is valid for

1 year and is renewed automatically unless otherwise stated.

Both parties (the owners and TriesteVillas) are free to end the contract in advance. The only thing we ask is to honor the previously confirmed bookings.

THE HOUSE IS EMPTY BUT NEEDS RENOVATIONS

We know taking an empty house and getting it ready for the first guests to arrive can seem like a huge ordeal, but don’t panic, we have done it dozens of times. Whether it is just a simple furnishing job with modern but convenient furniture, to complete renovations with high-end appliances, you name it – we’ve done it!

Whatever the situation is, no worries, you’re in good hands. 

CAN I CHECK HOW MY PROPERTY IS PERFORMING?

Once your property is published on our channels, you will receive an email with the credentials to access our booking system.  When you are logged in, you will be able to view your property’s calendar as well as its statistics.

From the same dashboard, you will be able to block the dates in which to want to use your property. 

I AM ALREADY ON AIRBNB BUT I NEED HELP

Well, you’ve knocked on the right door. 

We know that you certainly have done well, but

what about letting us be the ones who take care of everything, and fill the calendar of bookings even more then before? 

We are sure you’re doing great on your own, but why not do even better? As well as a long list of chores you won’t have to worry about anymore, you’ll be able to kiss 2 a.m. check-ins goodbye! Not bad eh?
